Most organisations assume a single provider offering leasing, valuation and project management under one roof is the more efficient path. Convenience and value are not always the same thing.
A lease renewal, a relocation or a portfolio review can carry commitments lasting five, ten or more years. Different stages of that decision genuinely call for different expertise, and no single adviser is well positioned to cover all of them equally.
The objective is never to add more advisers. It is to apply the right expertise where it can protect value and improve negotiating power.
That expertise is difficult to source from a single provider, particularly one whose incentives may not sit entirely with the occupier. Large property firms can offer leasing, tenant representation, valuation and landlord agency services under a single brand. Before assuming that arrangement is neutral, a business should ask who the adviser represents, how they are remunerated, and whether the firm holds landlord mandates connected to the buildings being considered.
Independent representation and fee transparency exist to remove that tension before it ever reaches the negotiating table.
A specialist team model addresses both problems at once, breadth of expertise and clarity of representation. Consider a logistics business renewing a warehouse lease. A competitive base rent can make renewal look straightforward. A specialist review might reveal limited loading capacity, ageing fire services and a substantial make-good obligation, the kind of detail an independent occupier adviser, a building consultant and a property lawyer are positioned to uncover together, well before a decision is locked in.
A well-run transaction is rarely the work of one adviser. It is the coordination of several, each accountable for a distinct part of the outcome.
The outcome may still be a renewal, but on considerably stronger terms, with a clearer picture of the true cost of remaining. Alternatively, relocation may prove the better path once actual occupancy cost across the full lease term is properly understood.
Think twice before selecting the convenience of a “one stop shop” for all your needs.
